Overview

The project involved the structural design of two new blocks of three-storey townhouses in Swanage. Our brief required a complete structural package, ranging from the design of foundations suitable for the local ground conditions to the detailing of the masonry superstructure and roof elements.

Our Approach

We utilised data from a site investigation conducted by the geotechnical engineers to inform our foundation strategy. By confirming the ground stability and chemical composition early in the process, we were able to specify appropriate foundation and material choices.

Key Design Solutions

  1. Foundation Strategy Based on the site investigation, we adopted a strip foundation design, utilising the soil’s identified bearing capacity.
  • Ground Chemistry: The site investigation confirmed that the ground conditions allowed for the use of standard concrete mixes for below-ground elements, avoiding the need for complex chemical protective measures.
  1. Superstructure & Stability
  • Cellular Construction: The superstructure was designed using load-bearing brick and blockwork walls supporting engineered timber posi-type joists for the floors.
  • Roof Support: The roof structure combines timber rafters and flat roof construction, supported by steel cranked beams to accommodate the building’s geometry.
  • Load Transfer: To provide stability against wind and notional loadings, horizontal forces are transferred to the masonry shear walls through diaphragm action.
  1. Safety & Detailing
  • Structural Tying: The design incorporated effective horizontal ties and anchorage between floors and walls to ensure robustness throughout the structure.
  • Movement Control: To mitigate the risk of thermal and moisture-related cracking, we specified movement joints on short returns, with spacings aligned with standard masonry guidance.
